This pending sales chart shows that we have about DOUBLE the typical number of pending sales.
The actual closed sales price is up 8.5% over last year. But what this chart really shows is that there is upward pressure on home prices AND that higher priced homes are moving right now. It's the median sales price of homes that have closed.
Naturally, with more homes going pending, we are seeing that the number of days that a property stays on the market is going WAY DOWN.
