Can you SELL and BUY a home all in the same day? ABSOLUTELY!
You need to be prepared, this is so important. Timing is everything with a simultaneous closing, so you need to make sure you have all your ducks in row before getting your house listed. Make sure your house is ready for sale, including any necessary repairs, declutter, and hire a knowledgeable and experienced Real Estate Agent. Speak with a lender and get your financing in order. Do you HAVE to sell your current home in order to buy a new one? Express any concerns to your agent and lender, and make sure everyone is on the same page with your goals and expectations. Ideally, you will wait to submit an offer on a house you want to buy until after you have accepted an offer on your current home and made it through the inspection period. Once you have that, you can shop for your new home and submit an offer! You will need to allow 45-60 days to close, give or take, if you are financing your purchase. On the day of closing, we will schedule the sale of your home in the morning to allow time for those funds to be transferred over and ready for your new purchase. It definitely helps if you are selling and buying with the same agent, but sometimes that's not possible if you are moving from out of state. This can be a difficult and stressful transition, but it CAN be done.
